About Me

I grew up in a small town near St. Louis.  I moved to the Kansas City area to attend Rockhurst College (now University) back in the early 1980's.  I found the Kansas City area to be a wonderful part of the world to live and raise a family.  I've been here ever since.  I’m married with 3 kids. We’ve lived in Overland Park, KS for over 16 years and prior to that in Shawnee, KS for 7 years.

I’ve served as a Chief Financial Officer for small local companies for over 20 years. I became a real estate investor in 2003. That sparked my interest in the industry and therefore, I obtained my real estate license in late 2009 and have been serving buyers and sellers in both Kansas and Missouri.

My background as an accountant makes me uniquely qualified to assist clients in fully understanding the process of transactions. For most, this will be the biggest financial transaction you will ever enter into in your lives. I believe you should be fully informed so that you’re equipped to make decisions that are in your long term best interest.

My experience as a real estate investor has equipped me with critical knowledge of home construction. I use that experience to assist buyers with your search criteria and previewing strategies during the search process. I use that experience also with sellers to consult with you about getting your home ready for showings.

I’m qualified to assist buyers in finding the style of home that fits your needs. For example, if you’re thinking about getting the most house out of the least dollars, I might direct you to a 2 story house. The cost of construction per square foot is typically very economical. Particularly, this requires the smallest foundation relative to other style houses with similar square footage. This puts the master bedroom upstairs. That’s usually just fine. As a matter of fact, when young couples have infants to care for, they usually prefer to be on the same floor at night. That way, they don’t have to run up and down stairs to attend to the infant’s needs. Tear some pages off the calendar and several years go by. Now, the knees have more miles on them and those stairs are now something to dread. You might consider a ranch or a story and a half with that master bedroom on the main level. This will reduce the number of times you’re forced to walk those stairs. Consequently, it will reduce the opportunities to fall, and reduce the “mileage” on the knees. I truly listen to a buyer’s circumstances and tailor a search to your needs.

Many people ask the question: “Should I rent or buy a home?” As an accountant, I can explain the advantages of owning as a long term financial strategy. I can explain the importance of developing a favorable credit rating. I can explain the need to save for a down payment. When you purchase a home, each mortgage payment contributes to equity. Over time, the value of your investment grows with each payment. Over time, your investment also grows due to appreciation. Meanwhile, additional advantages of choosing to “buy” include tax deductions, pride of ownership and freedom to customize the home to your liking. I believe everyone should aim for home ownership and only use renting as an interim step to get there.

I use my experience as a landlord to help investors develop a business plan. I can share my positive experience with you and help you get started. Right now is a great time to purchase rental property. A properly selected and managed rental property will provide a steady stream of income in the form of rental payments. This cash flow should be sufficient to cover the costs of operating your rental business: principal, interest, taxes, insurance, maintenance costs and administrative costs. Over time, inflation will drive rental rates higher while the long term mortgage payments remain the same. The result is profit.

I would appreciate an opportunity to help you reach your real estate goals. Give me a call or send me an email. Let’s get started right away. You’ll receive excellent service delivered in a professional manner.

We were first time home buyers. Tim always kept us informed and up to date. He made us more comfortable in buying a house and answered any questions we had, even after we moved into our home. We would recommend Tim to anyone buying a house in the Kansas City area. Luke & Kesha in Gardner
We have been through the home real-state process a couple of times now in buying twice and selling twice. Hands down, this time in selling our house was handled more professionally than our other experiences. Tim handled all the details and kept us in the loop of any issues that came up. In the current market, selling a house can be a nightmare. From start to finish we had an offer in 4 months and closed in just over 5 months. If it wasn’t for Tim’s persistence and eye for detail, it might have been a longer process and not as pleasant. Living out of state was never an issue; we were in constant contact the whole time. Tim used every asset that was available to him and the knowledge of the process was very assuring. If you want or need a dedicated, detailed, honest and successful agent, you have all that in Tim Grasser. Thank you Tim for your dedication and thoroughness as our representative and your client.
